Eko Hot Blog reports that the Lagos State Government has intensified its efforts to curb the proliferation of illegal estate developments in the Epe corridor of the state.

Acting on a directive from the State Executive Council, the Commissioner for Physical Planning and Urban Development, Dr. Oluyinka Olumide, recently led a special joint exercise to the area, where erring estate developers were served notices and requested to approach the relevant authorities to obtain the necessary approvals.

During the exercise, Olumide emphasized that under no circumstances should any developer proceed with the development of estates without obtaining the required layout approval, Planning Permit, and Fencing Permit. These requirements, he explained, are crucial to ensuring the attainment of an organized, livable, and sustainable built environment.

The Commissioner further elaborated that the layout approval is necessary for the proper arrangement of the estate to accommodate appropriate services and infrastructure, while the planning permit addresses the planning requirements for individual plots within the estate.

In a stern warning to property buyers and investors, Olumide urged them to exercise caution when investing in estates without proper approvals to avoid potential embarrassment from government officials or the risk of losing their property or investment to demolition. He cautioned that some of the estates springing up in the axis, especially those encroaching on committed lands, might not be approvable.

To avoid any unpleasant situations, Olumide advised developers and buyers to access the Planning Information service of the Ministry of Physical Planning and Urban Development for adequate information on approvable developments, details of zoning arrangements, and height approval orders for specific locations.

The Permanent Secretary, Office of Physical Planning, Engr. Oluwole Sotire, assured that the staff of the Office of Physical Planning were ready to guide developers through the approval process, urging them to ensure they obtain all required approvals before embarking on any project.

The General Manager of the Lagos State Physical Planning Permit Authority (LASPPPA), Tpl. Kehinde Oshinaike, implored property owners and developers to seize the opportunity provided by the 90-day Amnesty period on the Planning Permit for completed buildings to regularize their developments by obtaining Planning Permits for their existing buildings.

The joint exercise visited areas such as Alaro City, Okorisan, Igbodu, Molajoye, Shaala, Ketu, and Epe, where notices were served on estate developments like Patriot Bay Estate, Smart City Estate, the Legend and Hilton Royal Garden, Greenland Estate, Legacy City, Isinmi Lagos, Dominion City, Topview Estate, and Ibi Alafia, among others.
