Despite government assurances, the price of cement has continued to rise, affecting both individual builders and large-scale developers.
Factors Driving Price Increases
1. Rising Production Costs
Manufacturers are grappling with increased expenses on energy, logistics, and raw materials. The soaring cost of gas, diesel, and electricity tariffs has significantly impacted production, forcing companies to adjust prices.
2. Soaring Transportation and Distribution Costs
The high cost of fuel and diesel has led to a sharp rise in transportation expenses, particularly affecting regions farther from cement manufacturing plants, such as the South-East and North-East.
3. Foreign Exchange Crisis
The devaluation of the naira has compounded the issue, as some raw materials used in cement production are imported. The fluctuating exchange rate against the US dollar has pushed up production costs, impacting market prices.
4. High Market Demand and Speculation
Nigeria’s growing need for housing and infrastructure has kept cement demand high. Additionally, speculative activities by distributors—such as hoarding to inflate prices—have further worsened the crisis.
Regional Price Variations
Cement prices differ across the country depending on location and logistics costs:
- In some Northern states, prices have reached as high as ₦10,500 per bag.
- In Lagos and Ogun states, prices remain relatively stable at ₦8,000–₦9,500.
- In the South-East and South-South, cement is selling between ₦9,500 and ₦11,000 due to higher transportation costs.
A recent market survey indicates that:
- Dangote Cement is selling for around ₦8,500 per 50kg bag.
- BUA Cement is priced at ₦8,000 per 50kg bag.
- Lafarge Cement (Unicem) is available for ₦9,500 per 50kg bag.
- Elephant Supaset Portland Limestone Cement is the most expensive, retailing at ₦10,000 per 50kg bag.
The continued instability in cement prices raises concerns for builders and developers, with many urging the government to implement stronger policies to regulate and stabilize the industry.
