The findings revealed that a significant portion of the submitted documents were either forged or failed to meet the verification standards required for land regularisation within the territory.
A public notice issued by the Federal Capital Territory Administration confirmed that these invalid applications have been officially removed from the database.
The document, identified as Batch I, primarily targeted individuals and corporate entities that had submitted Area Council land documents for validation.
The administration noted that the nullification was necessary because the applications were confirmed to be fake after undergoing rigorous administrative and forensic reviews.
These measures represent a broader effort to sanitize the land registry and eliminate the presence of fraudulent titles that have long complicated property ownership in Abuja.

In the Bwari Area Council, the list of nullified titles includes properties in the Ushafa Village Expansion Scheme, Ushafa Extension, and Dawaki Extension 1.
The Abuja Municipal Area Council saw significant cancellations in the Kurudu Jikwoyi Relocation, Kurudu Commercial, Karu Village Extension, Nyanya Phase IV Extension, Jikwoyi Residential, Sabon Lugbe, and Lugbe I Extension.
The Kuje Area Council was also affected, specifically within the Kuchiyako One layout.
Prominent organizations were listed among those whose documents were nullified.
The Redeemed Christian Church of God and the Ministry of Justice Staff Multi-purpose Cooperative Society were explicitly mentioned in the official notice.
The inclusion of these entities demonstrates the extent to which irregular land documentation has affected different strata of the Abuja community.
The administration has clarified that no entity is exempt from the verification protocols, regardless of their religious or professional status.
This administrative action serves to reinforce the principle that all land titles must adhere to federal standards to be recognized as valid.
According to the legal framework governing the Federal Capital Territory, all land is vested in the Federal Government.
Consequently, every valid Certificate of Occupancy and land title must be processed through the Office of the FCT Minister and formalized by the Abuja Geographic Information Systems.

The Federal Capital Territory Administration observed that the proliferation of forged documents often stems from irregular grants issued by area councils in previous years, which did not align with federal land laws.
These irregularities have historically led to double allocations and a high volume of land disputes that have strained the judicial system.
The Department of Land Administration has indicated that the audit is ongoing, and further batches of nullified documents will be released as the verification exercise continues.
Property owners and prospective investors in the FCT are being urged to ensure that their documents are regularized through the proper legal channels.
The Federal Capital Territory Administration has reiterated its commitment to eliminating administrative bottlenecks and protecting the integrity of the Abuja master plan.
This first phase of cancellations serves as a signal to stakeholders that the era of undocumented or irregular land transactions in the capital is coming to an end.
The administration continues to emphasize that only titles verified by the Abuja Geographic Information Systems will be recognized as legitimate moving forward.
